Thinking about changing my sales tactics...
I don't mean to make anybody mad with this post, but I am thinking about changing my sales tactics with my home buyers. Would the same approach work with home sales as with car sales?
First, all my ads will promise "No credit application rejected". Well, yea, I will talk to anybody that wants to buy a home, heck, I will even go so far as to call a lender and have him or her take an application right there on the spot.
How about "Free window washing for a full year". Kind of like the "free" oil changes you get with the purchase of a new car? By the way, anything over 5' off the ground will cost you. Also, the cleaner and paper towels are billable.
"Approved...approved...approved", if you have 20% for a down payment and are willing to pay 15% interest, sure, I can get anyone approved.
I think the ideal solution to home sales is this. When I get a buyer in a home, I will engage locks on all the doors and windows so the buyers can't leave. I will have a purchase agreement already completed and the listing agents phone number on speed dial. Kind of like the car salesperson taking your keys to your trade-in along with your driver's license and you don't see them again until you have signed the deal of the century. Of course this may take several hours; deny the smoker their nicotene, deny the caffein addict his coffee...you get the picture.
Yea, I think I can make this work.
